Realtor referral marketing for stagers
A repeatable way to become the stager agents call first when a listing is coming.
People hire a decorator, a designer or a stager because of a room they saw. Not a slogan, not a price list: a photo of a kitchen, a living room or a bare condo turned into something a buyer wants to walk into. Decor.Marketing builds your marketing around that fact, so every finished project keeps working for you long after the photographer has gone home.
Why design businesses need different marketing
Design is bought with the eyes first and the budget second. A homeowner might save forty images of other people's rooms before contacting anyone, and a listing agent judges a stager on the last three homes they saw. That makes your portfolio your most important sales asset, and in most studios it is the one that gets the least care.
The common pattern we see looks like this:
- Beautiful photos sit in one long gallery page with filenames like IMG_4471.jpg, so search engines can't tell a mudroom from a primary suite.
- Instagram carries the whole business, which means the work disappears from view a few days after posting.
- Agent referrals depend on two or three relationships, and a single retirement or brokerage move can halve a stager's pipeline.
- The website says "creating beautiful spaces", which every competitor says too.
None of these is fixed by spending more on ads. They are fixed by structure: one page per project, images that are described properly, a visible local presence, and a deliberate plan for the people who refer you.
What we do, and what we stay out of
We are a marketing and business consulting service. We plan, build and run the pieces that bring in calls, texts and emails from the clients you want. We are not a design firm and not a contractor: we never design, source, stage, renovate or install anything, so we never compete with you.
The work is split into four services, each with its own page:
- Portfolio websites and project pages, where each finished room becomes a page that can be found and shared
- Image SEO and visual search, so your photos turn up in image results and on visual discovery platforms
- Local search for studios and home offices, including how to show up nearby without publishing a home address
- Realtor referral marketing for stagers, to make agent referrals predictable rather than lucky
The services overview explains which one to start with, depending on whether you decorate, design or stage.
A quick way to check if marketing pays
Run the numbers before you spend a dollar. Say an average decorating project brings in $6,000 in fees and you win one in four consultations. If a consultation request costs $120 to generate, each signed client costs about $480 in marketing ($120 × 4), or 8% of the fee. Most studios can carry that.
For a stager, the arithmetic runs through agents instead of homeowners. If one active listing agent sends you five vacant-home jobs a year at $2,500 each, that relationship is worth $12,500 a year. Spending a few hundred dollars and a few hours to win and keep that agent is an easy decision once you see it written down. Our guide to building a realtor referral pipeline walks through that model with a worksheet you can copy.
Proof from our HVAC work
Our published case studies come from HVAC and heating companies, where Ali built and tested the method. We show them as results from our HVAC work, never as design or staging results. HeatLand published 850+ SEO articles and saw leads rise 300% within 6 months. Roma Heating & Cooling grew organic traffic 400% in 12 months. BoilerPart.ca, with 2,000+ programmatic pages behind it, grew organic traffic by 180%, which is the same page-per-item thinking we apply to a portfolio.
What transfers is the discipline behind those numbers: a page for every thing you want to be found for, consistent publishing, and tracking that shows which pages produce enquiries. For a design studio, the "things" are projects and rooms instead of boiler models. The results page explains each case and what carries over.
Coverage from coast to coast to coast
We work with decorators, designers and stagers in every province and territory. The rules and the rhythms change across the map. In Ontario, ARIDO says the title "Interior Designer" is reserved for its registered members, which affects how you can describe yourself in ads. In Quebec, the OQLF explains the rule that French must be clearly predominant in commercial advertising. Listing seasons, light for photography, and the size of the agent community all differ too. The areas we serve page links to a guide for each region.

Frequently asked questions
What is Decor.Marketing?
Decor.Marketing is a Canadian digital marketing and business consulting service for interior decorators, interior designers and home stagers. We belong to the Sedighi.ca and SAZ.ca group of companies, work out of Vancouver, British Columbia, and answer to Ali Sedighi, MBA.
Are you a design firm or a staging company?
No. We don't design rooms, source furniture, stage homes or install anything, and we will never bid against you for a client. We market and advise design and staging businesses, nothing more.
My work is mostly referrals. Why would I need marketing?
Referrals are the strongest source you have, but they arrive when other people decide. A portfolio that can be found in search, and a planned approach to the agents and past clients who refer you, makes that flow steadier and less dependent on luck.
How much does it cost?
Our Growth plan is $1,999 a month month-to-month, or $1,499 a month if you commit to annual billing; Canadian studios add GST/HST for their province. Monthly plans run with 30 days' notice to cancel, and the first 30-minute consultation is free for eligible businesses.
Can you promise a number of new clients?
No. Nobody honest can promise that. We will show you the arithmetic behind the plan, the results from our HVAC work that the method is based on, and exactly what we will report to you each month.
Do you work with stagers outside the big cities?
Yes. We work with design and staging businesses in all 10 provinces and 3 territories. Smaller markets often reward a well-built portfolio faster, because fewer competitors have one.
